preferred property type, preferred location, layout, budget,
furnishing requirement, move-in date, lease term and other special

Step 2
General property introduction will be provided and further explanation
available for your knowledge if desired. We will recommend the
best suitable properties with details, such as photos. |

Step 3
A/E will contact you very shortly to make an appointment for
inspection according to your schedule. You are welcome to advise
us if any complex you particularly want to include in the listing. |

Step 6
Detailed requirements concerning furniture, decoration etc will
be worked out during 2nd viewing. An Offer Letter will be prepared
and your prior confirmation will be obtained before we start
the formal negotiation with the landlord. |

Step 5
Discuss if any property you want to have a 2nd viewing or you
want to have a wider range choices with or without adjusting
some of your requirements. We are always flexible and we believe
a good communication would help us provide you more efficient
service. |

Step 4
Property listing and area map will be provided on inspection
day. If the house search program is arranged one-two days and
rental budget is over USD4000, a formal business vehicle with
seat belts will be arranged. |

Step 7
Draft the lease contract and send to both you and the landlord’s
review. Furniture and Appliances list will be attached to the
main contract as an annex. |

Step 8
Contract signing can be arranged when each party is present
or delivered to each party for signing. In the meantime, we
would like you to fill in our Tenant Details Form so we can
prepare your personal contact name card. |

Step 9
Individual tenant is required to pay deposit which is equivalent
to two month rent within 3-5 working days after the singing
of the lease. First month rent can be paid at the same time
or before the start of the lease. |

Step 12
You may contact us for ongoing maintenance assistance during
the tenancy to avoid communication problem with local landlord.

Step 11
Register Temporary Residential Permission in the area police
station on check-in date. Original passport and its copy, copy
of lease contract, landlord’s ID and ownership title deed shall
be provided.

Step 10
Conduct property check-in. Main procedure includes going through
every item on furniture list, checking if there is defect on
furniture, how to operate all appliances and reading utility
meters.
